Board Meeting Summary – 1/2026

This is a summary of the important topics discussed at the last Board meeting. Please see the minutes when posted for the official minutes.

Summary from the January 2026 Board meeting.

  • The Board met in Executive Session to discuss a foreclosure.
  • The owner of Las Flores was present to discuss the turf removal project.  The rebates have gone down from $7/sq. ft to $4/sq. ft. Due to the decrease in rebates, it was determined that they would be applied to the turf removal and the more than $65,000 cost in drought resistant plants would be paid for through the budget. Las Flores was told to work as quickly as possible on the rebate approvals before they go down to $3/sq. ft.  The turf removal will soon begin on the townhome side.
  • Blow up swans have been placed in the pools to deter the ducks in order to stop them from contaminating the pools. If the swans don’t work, we may go to using DuckOff, a liquid that deters the ducks and is safe for humans.
  • The Safe List procedure was discussed.  It was noted that the system was being abused by some residents. It was decided that vehicles could be safe listed for a maximum of 15 days in a row.  Residents will have to submit their request through Cardinal’s portal.
  • The deck renovation project mandated by the state is almost halfway done.  The project is causing issues for homeowners trying to sell or refinance. Until the project is completed, loan companies feel that the project presents a liability for the entire complex, including the townhome side and condos without balconies.
