This is a summary of the important topics discussed at the last Board meeting. Please see the minutes when posted for the official minutes.
Summary from the August 2026 Board meeting.
- An executive session was held to discuss a foreclosure.
- Cardinal provided the Board with a draft budget that indicated a $19 / month dues increase.  The Board held a special meeting to work on the budget.  After much work, the Board was able to lower the increase to $8 which will take effect on November 1.  The percent funded to reserves rose  7 1/2 points from 28.5% to 36%. That’s the first time the percent has increased since 2017 due to the reserves previously being severely depleted.  The dues increases and the Board’s effort to save money are starting to kick in.
- Two liens were approved.
- A final payment in the amount of $100,819.72 to PCW was approved for the deck project which was completed within the budget at a cost of $1,008,197.17. Â The project was mandated by the state.
- Treatment of the sycamores will be done next year with no sycamores presently scheduled for removal.
- The Board approved DePinho Roofing to inspect and repair the roofs to extend the life of the roofs until they come due in 4 to 5 years. Â The following work will be done:
1. Inspect all exposed sealant. Â Touch up as needed with polymer caulk.
2. Inspect for missing vent caps, replace with new.  Inspect for damaged flashing hoods. Re-secure as  needed.
3. Re-secure lifted metal flashing, using screws and neoprene washers.
4. Inspect for missing shingles. Â Replace with new.
5. Clear loose debris from roofs. - Bids for new pool vendors was discussed due to our current contractors high repair costs.
- The guards at the North shack can now monitor the surveillance cameras at the South entrance. Â The Board approved alerts being sent to the North shack control center whenever motion is detected at the South gates and pool during the late night and early morning hours.
- The cost for a two way radio between the North and South shacks was discussed. The intercom system would be used to alert delivery drivers at the South entrance to enter on Briarglen. It could also be used to notify intruders.
