Board Meeting Summary – 10/2025

This is a summary of the important topics discussed at the last Board meeting. Please see the minutes when posted for the official minutes.

Summary from the October 2025 Board meeting.

  • The Board met in Executive Session to discuss a foreclosure.
  • The Board noted that, per the Hearing and Fine policy, repeat violations should result in a hearing.
  • The Board requested pricing on Duck Off which is used in the pools to deter ducks.
  • The tree trimming schedule was discussed.
  • Verifix attended the meeting. Some post orders were clarified. License plate readers for the South entrance were discussed.  There’s an issue with townhome owners letting their guests in at the South Gate without checking in with security at the North entrance.
  • The  Board voiced their disapproval concerning the State mandate to remove all unusable turf.  It was noted that turf areas that are used by dogs to relieve themselves are not necessarily defined as usable turf by the State. Usable turf areas are defined as large grass areas like the gazebo area and the turf near the South pool. The State has walked the entire property and has created an audit report indicating the turf areas that need to be removed.
  • The website hosting contract was renewed for two years.
  • PCW, the balcony renovation company attended the meeting.  The Board voiced their issues with being charged for change orders pertaining to load bearing balcony posts. The Board questioned why PCW failed to include the posts in their original bid. The change orders for the posts could cost as much as $20,000. The Board also called out PCW  for using inferior anchors on the posts.
  • The Board discussed adhesive hooks that can be used for hanging decorative lights.
